Ryse + Rent Manager: Your Portfolio, Synced Automatically

If you run a property management company on Rent Manager, you already know the tax of adding a new tool: another login, another export, another spreadsheet to keep current. Every system that doesn't talk to Rent Manager becomes a second copy of the truth that someone has to reconcile by hand.

Ryse is built the other way around. Our Rent Manager integration means your portfolio flows into Ryse on its own — and the advance data your team cares about flows back into Rent Manager, where you already work. No CSV exports. No re-keying. No third window open just to check status.

Your portfolio comes to Ryse — you don't build it by hand

When you connect Rent Manager, Ryse reads the portfolio you've already built: owners, properties, units, leases, tenants, and the rent roll behind them. You don't upload a spreadsheet of doors or type in owner contact details a second time.

From there, Ryse runs every property through rent-advance eligibility and produces a per-property picture:

  • The advance offer and net advance each property qualifies for
  • The commission you'd earn on it
  • The advance window (start date and the furthest-out end date)
  • For anything that doesn't qualify yet, the reason why — so there's no guessing

Your Rent Manager data — owners, properties, leases, and rent — flows into Ryse's rent-advance eligibility engine, which returns an advance amount and commission for eligible properties, or the reason why for anything not yet eligible.

The result is a portfolio that's prequalified out of the box. Instead of asking "which of my owners could use this, and for how much?", you open Ryse and the answer is already there.

Your advances show up inside Rent Manager

This is the part most integrations skip. Pulling data in is table stakes — the real time-saver is pushing the answers back to where your team already looks.

As an advance moves forward, Ryse writes the key details back into Rent Manager as User Defined Fields (UDFs) on the records they belong to:

What syncs back Written onto
Advance status Owner, Property, Unit, Lease, Tenant
Advance amount Owner, Property, Unit, Lease, Tenant
Commission Owner, Property, Unit, Lease, Tenant
Enrollment Owner, Property, Unit, Lease, Tenant

A Rent Manager owner record with a highlighted User Defined Fields section populated by Ryse — Advance Status "Funded", Advance Amount $18,400, Commission $368, and Enrollment "Enrolled" — tagged "Synced by Ryse".

Because these live as native Rent Manager fields, they behave like any other field you already use. Your team sees advance status on the owner record without leaving Rent Manager. Your reports can include advance amount and commission. Your existing workflows can key off them. Ryse becomes something your Rent Manager data reflects, not a separate place you have to remember to check.

And it stays current on its own. Ryse keeps these fields updated automatically as advances progress — you're not clicking "sync" or exporting anything.

Built on Rent Manager's official API

The connection runs over Rent Manager's official RM12 API using partner-token authentication — the supported, secure path, not a screen-scrape or a brittle nightly file drop. It's multi-company aware, so each management company's data routes to the right Rent Manager account. Nothing about your setup has to change: you keep managing properties in Rent Manager exactly as you do today, and Ryse fits around it.

What it means day to day

  • No double data entry. Your portfolio and your advance data stay consistent across both systems without anyone maintaining a spreadsheet.
  • Faster answers for owners. When an owner asks whether they qualify, the offer is already computed — you're not doing math or waiting on a review to start the conversation.
  • One source of truth your team trusts. Advance status, amount, and commission are visible on the records your staff already open every day.
  • Less to babysit. Updates happen automatically, so the integration isn't one more thing on someone's checklist.

Rent Manager today, more to come

Rent Manager is Ryse's live, supported property-management integration today, and it's where our deepest two-way sync lives. Support for additional platforms is on the roadmap — if your company runs on a different system, we'd still like to hear from you, because knowing what you use helps us prioritize what's next.

Curious what your portfolio would prequalify for? If you manage on Rent Manager, connecting is straightforward — and you'll see your prequalified advances, and the commission behind them, without building anything by hand. Talk to our team to get started.
